A letter from the president of John Barry & Associates

John Barry & Associates, specialists in facility planning, industrial engineering, project management, construction supervision, and move coordination, has supported hundreds of small, medium, and large organizations in moving their office and industrial space.

JBA works very closely with DAUM Commercial in many of their office and industrial re-engineering and relocation efforts. Over the last 60 plus years, JBA has developed a large number of programs that can support a productive and seamless move…

We have developed a list of key steps that we follow in supporting you and your team in a successful re-engineering and relocation effort:

Picking the Right Building: This may seem obvious, but many small and large companies are not sure of the size and specifications of the ideal building for them to move into. JBA’s team studies the current operation and identifies the current space utilization and defines many areas where we can “Improve While You Move.” We then use a proven model to identify the space requirement, ceiling height, electrical power requirement, configuration, office/manufacturing/warehouse requirement, and all other facility specifications that can support your new ideal operation. We then identify the ideal facility specifications that the team at DAUM Commercial can embrace, search the market, and define a few key facilities for these and other requirements.

Block Layout: Once you have found two or three sites, it is helpful to do a test fit in each of the potential facilities to identify which facility will flow best as well as defining the different costs of moving each of the possible buildings. For example, you may have 2,000 amps that meet your requirement in one building, but another building has 400 amps that must be upgraded. JBA leverages our 30 million square feet of experience on the final selection of your facility.

Detailed Layout: JBA will work closely with your team in defining the layout of your office, manufacturing, warehouse, and any other specialty areas. One of the things you will find is JBA will not only add value in the specific industry that you are in, but will borrow many best practices from other industries that will support your advancements.

Vendor Selection: As you imagine, you will need many vendors to help you in the planning, design, construction, disconnect, move, reconnect, permitting, and overall completion of your new facility. JBA is purposely not tied financially or by the performance of any vendor. In this way, we can sit in your chair and support the negotiation and selection process. Over the years we have identified top architects, engineers, general contractors, movers, riggers, furniture suppliers, cabling, fire life safety specialists, and all other vendors that are required to support your success. We normally invite two to three vendors to competitively bid which adds great value.

Schedules/Budget: Two of your top priorities might be “How fast can we move?” and “How much will this cost?” Due to JBA’s 200 plus years of collective experience, we can effectively add value in both the fast track schedule and project budget. These will form a solid foundation for your success.

Project/Construction/ Move Management Support: Each client has different requirements in these areas. Some clients request that JBA take a leadership position in all these areas, while others require medium or light help in these areas. Together we can define the ideal support level and include it in our program.

We hope the above list is helpful as you consider your re-engineering or relocation effort. Due to our wonderful relationship with DAUM we would be pleased, at no obligation, to meet with you at your current operation, tour your facility, and brainstorm some of your top priorities. If you take a look at our website at www.jbateam.com you will see that we have served a vast majority of industries in Southern California, this often adds grand value to you and your team during this process.

It is always exciting to look at the “blank sheet of paper” and visualize your ideal operation. We are sure that you and your team can develop a wonderful new layout. We are confident that JBA can design an outstanding new facility for you. The power comes from the combined effort and expertise of you and your team alongside the JBA team. We often describe it as a “funnel” of best practices from both your team and our team that drives dramatic advancement.

We look forward to the opportunity to visit with you and your team and provide solid measurable improvement. We wish to thank the wonderful team at DAUM Commercial for the support over the years.
